54. Handan County Shiwulipu Town Reconstruction Project in Handan City

Ⅰ.The Project Content

The project occupies an area of 380mu, and design concept is large-scale low-density, comprehensive, high-grade commercial life community in the suburb, construct content includes 40 high-rise residential buildings,pedestrian street,shopping mall,supermarket and other supporting living facilities, the total building area is 1 million m2, investment 450 million dollars.

Ⅱ. Investment Estimate and Financing

The project evaluated total investment is 450 million dollars, and the sourse of funds is investment promotion.

Ⅲ. Market Analysis

This project is located in the central of the Handan northern part, west of Beihu Lake, north of the North Ring Road, straight to Qinghong Expressway, and there are serval residential areas such as Beihaizhuangyuan,Zhaoxianqinyuan and Anlian Crystal Room etc., next to Zhonghua North Street, which is at strategic location and convenient transportation, is also the best place for leisure, shopping and living in Handan northern part. It will radiate the residents recreation and shopping within 10 kilometers and with better economic and social benefits.

IV. Construction Conditions

The project is located at west of Zhonghua Road, between the Yongshun Road,Yulu Street and Ershilipu East Street, and the pure land and "three supplies and one leveling" are provided by Hebei Daohe Real Estate Development Company. Relevant departments of county government will provide entire follow-up service for the project.

V. Benefit Analysis

In addition to move-back householders, this project will make the regional land for commercial development. Financial Analysis results showed that: the total investment is 450 million U.S. dollars, total sales income is 618.2 million dollars. Deducting sales tax and surcharges, project investment profit rate is 27.65%. The total profit after tax is about 93.28 million dollars, after-tax profit rate is 20.73%. Static investment return period is 4.82 years, with good economic benefits.

The project occupies an area of 120mu, and design concept is large-scale municipal plaza and underground commercial center, of which: underground commercial center is 15,000 m2, investment is 5 million dollars, the square construction includes greening, hardening, lighting and sculpture, investment is 4 million US dollars.

Ⅱ. Investment Estimate and Financing The project evaluated total investment is 9 million dollars, and the sourse of funds is investment promotion.

The project is located at the central part of the county, south of the Executive Office Building, west of Administrative Examination and Approval Hall, north of Hanlin Road, and there are serval residential areas such as Phoenix Town,Jishannanyuan,Ziboyuan,Yulong Subdistrict,Yixin Garden etc., next to table delicacies street, with advantageous geographic location and convenient transportation, is also the best place for leisure, shopping of county residents and village people. It will radiate the village residents leisure and shopping within 10 kilometers and with better economic and social benefits.

This project is located at the south of Gongpu Road, north of Hanlin Road, between Fudong Street and West Zhengfu Street, the pure land and "three supplies and one leveling" are provided by Construction Bureau of Quzhou County. Relevant departments of county government will provide entire follow-up service for the project.
